Help your neighborhood maintain its character
Before you begin any exterior modification (architectural, paint, etc.), you must obtain approval from the Modifications Committee, even if your modifications are congruent with Mueller design standards.
Let’s face it, we all have different tastes and styles. The design modifications process provides consistency in the quality of all exterior home modifications, emphasizes the natural characteristics of the area, and supports the community vision.
When is approval not needed?
- Landscape changes do not require approval as long as they follow the current Mueller Residential Landscape Modification Guidelines and plant list included in the Mueller Modification Guidelines.
- You can replace a roof with the identical color and material or upgrade to a metal roof with a natural galvalume finish without prior approval.
- Most lighting changes require review and prior approval with the exception of low-voltage landscape lighting.
- Patios that are not visible to the public do not require prior approval.
- If a deck or concrete patio follows the prescribed guidelines, including size and height limitations and impervious cover maximum, then they do not require prior approval.
- Stepping stones or pervious walkways can be added without approval.
Before you submit your application
- Review the Mueller Modification Guidelines and Mueller Design Book first. Reviewing these documents will give you more realistic expectations when working with your vendor. Even if your modification meets the guidelines, you still need review and approval before you begin any work. Then contact Mueller Community Life if you still have questions.
- Plan a realistic timeline. The Modifications Committee has up to 60 days from the date a completed application is submitted to review and provide a written response to the homeowner. Complete, clear, and thorough applications can be returned much sooner.
- Don’t assume it will be approved. Even if your modification meets the guidelines, you’ll still need approval before you begin any work. You may have noticed your neighbor made an exterior modification, but that doesn’t mean it was approved nor that it will work for your home
- Wait for the green light. It’s much easier to go through the design modifications process before you make a modification than to have to remove the modification at your own expense.
